I know a lot of first home buyers who want nothing more than to buy their first home but think it’s impossible. If ever there was a time to change that mindset and set yourself new goals, it’s now
It’s a buyers-market
If you haven’t already heard, prices in most Australian property markets are coming down. The prices that vendors were getting back in 2017 and 2018 are no longer, and we are seeing a correction in these markets.
Depending on your individual situation will depend on whether you perceive this as positive or negative, but for the most part those wanting to get into the property market this is great news.
During the peak period you were lucky to get a look in let alone be able to negotiate the price down. In this market you have more of a chance to negotiate, especially if a property has been on the market for some time.
Do your research and keep an eye on those listings that appeal to you even if they are slightly over budget, because if they don’t sell in a specific time frame you might just notice a price reduction that then puts it within reach.
Interest rates remain low
The Reserve Bank of Australia continues to keep the cash rate at a record low of 1.5 percent. This means you still have access to some great interest rates.
Do you have unrealistic expectations?
Are you looking for your ‘dream home’ and therefore have unrealistic expectations? As a first home buyer you are probably not going to be able to afford that ‘dream home’ initially and you will have to make compromises.
Don’t let that deter you or get you down. You have to start somewhere, and once you move in and put your touches on it your new place will start to feel like home.
A goal without a plan is just a wish
Buying your first home or investment property is a huge life goal. As with any big goal there comes a big commitment, and without knowing all of the facts and having a plan in place it will more than likely seem impossible to achieve. After all, how will you know:
- How much money you need to save?
- What lenders are available to you based on your individual circumstances?
- How to prepare yourself the best possible way to get your home loan application approved?
- If you are eligible for any government incentives for first home buyers?
- The list goes on.
A plan also motivates you as can see your goal coming into fruition.
What is really stopping you?
I guess you could make all of the excuses under the sun as to why you can’t purchase your first home if you really want to, but my question to you is “what is really stopping you?”
With the right information, the right people around you and a written plan on how to achieve your goal, there should be no stopping you.
